What it really takes to renovate an apartment in Dubai Marina
High floors, towers that are well past their first decade, strict building management and salt air. In the Marina the tower settles most of the project before the design starts.

In a villa, the renovation starts with the design. In a Dubai Marina tower, it starts with the building — and by the time the building has answered, half the design is already decided.
Dubai Marina was developed by Emaar and is now one of the densest residential districts in the country, with roughly two hundred towers around the water and the great majority of them residential. Many of those towers have been lived in for well over a decade.
That combination — high-rise living, ageing interiors and strict building management — is what makes an apartment renovation here a different job from a villa, and from a renovation in a newer community.
What is different about renovating in the Marina
- The apartments are old enough to need everything at once. Kitchens, bathrooms, flooring, wardrobes and lighting from the original handover all reach the end of their life together.
- Every kilogram arrives by lift. There is no site gate, no yard and nowhere to store materials. The service lift is the whole supply chain.
- The building has its own rulebook. Working hours, approved contractors, insurance, worker passes, waste routes, protection of common areas and a refundable deposit.
- The sea is next door. Humidity and salt air are harder on hardware, finishes and anything exposed on a balcony than they are a few kilometres inland.
What the building allows, and what it does not
The order of questions matters. Before a layout is drawn, the answers to these set the boundaries:
- The facade stays as it is. Windows, glazing and anything visible from outside belong to the building, not to the apartment. Enclosing a balcony is normally out of the question.
- Wet areas move only where drainage allows. The falls and the risers are fixed; a bathroom or kitchen can usually be reworked in place far more easily than relocated.
- Cooling is part of the building. Many towers run on a central or district system, with the apartment holding only its own units and controls. What can be changed inside the flat, and what cannot, is confirmed with building management rather than assumed.
- The kitchen extract has one route. It is the constraint that most often decides where a kitchen can go.
The general version of this, for any Dubai tower, is in what the building decides in your Dubai apartment renovation.
Ask building management for the fit-out rules and the service lift policy before the first quote, not after. The lift slot sets the programme, the programme sets the price, and both are fixed by somebody who is not your contractor.
Approvals: the building first, the authority second
An apartment renovation in the Marina normally passes two gates. Building management issues its NOC, with the contractor's licence, insurance, method statement and deposit attached. Work that touches structure or the mechanical, electrical and plumbing systems then needs the authority permit on top.
Both run in parallel with the design when they are started early, and in series — adding weeks — when they are left until the drawings are finished. The routes, and which one applies where, are set out in how renovation permits and NOCs actually work in Dubai.
What drives the cost in a tower
Two identical apartments in two Marina towers can be quoted differently for the same scope, and the finishes are rarely the reason. Lift access, permitted working hours, waste routes, protection of common areas, worker passes and the deposit all sit in the quote as preliminaries — the cost of being able to work at all.
A quote that looks unusually low is usually light on exactly those items. The full breakdown is in why two identical Dubai apartments cost different amounts to renovate.
Designing for sea air
Salt and humidity are the Marina's one material condition that inland communities do not share. In practice it means choosing hardware, hinges, taps and fixings that are specified for a marine environment, taking balcony finishes and outdoor furniture seriously, and making sure bathrooms and the kitchen are ventilated properly rather than relying on a door being left open.
None of it is expensive at specification stage. All of it is expensive to put right two years later.
Renovating to live in, or to rent out
A large share of Marina apartments are owned as investments, and the brief is not the same.
- To live in: the design follows the family. Layout, storage and the kitchen are worth the money because they are used every day.
- To rent out: durability and neutrality win. Robust flooring, a neutral palette, hard-wearing surfaces, good lighting and a kitchen that photographs well and survives tenants.
- To sell: different again, and often the answer is presentation rather than a full renovation — the reasoning is in renovate before you sell in Dubai.
How long it takes
The clock starts at access approval, not at signature. Paperwork, lift bookings and the building's own conditions sit in front of the programme rather than alongside it, and a contractor who has already worked in your tower knows what that building asks for.
Inside the apartment, the sequence is the same as any full renovation: strip out, services, waterproofing, screeds and plaster, joinery, finishes, commissioning, snagging. What belongs inside a single quoted figure is in what turnkey actually includes in a Dubai renovation.
Before the first quote
- Get the building's fit-out rules in writing — hours, lift policy, waste, deposit, insurance requirements.
- Find out what the cooling system is and what part of it belongs to the apartment.
- Decide the brief: to live in, to rent out, or to sell.
- Check whether the flat can be empty for the duration, and what that costs in lost rent.
- Separate what needs approval from what does not, so the paperwork runs with the design.
The order in which these decisions arrive, and which become permanent first, is in the ten choices that decide how a Dubai renovation turns out.
